Code Violations are defined as the following:

 

Graffiti (Any unauthorized writing, painting, drawing, inscription, figure or mark of any type that gas been placed upon any property through the use of paint, ink, chalk, dye markers, objects or any other substance capable of marking property).

 

Junk Vehicles (A motor meeting at least three of the following requirements)

1.Is three years old or older;
2.Is extensively damaged, such damage including, but not limited to, any of the following: a broken window or windshield or missing wheels, tires, motor or transmission;
3.Is apparently inoperable;
4.Has a fair market value equal only to the value of the scrap in it;

 

Nuisance (Any public nuisance known at common law or as defined by legal court, especially those defined in Chapter 8.30 of the Tacoma Municipal Code).

 

Overgrown Vegetation (Overgrown, uncultivated, unkempt or potentially hazardous vegetation of any type, including, but not limited to, shrubs, brush, trees, weeds, blackberry vines, and grasses over one foot in height or length that poses a threat to public health, safety and welfare, including vegetation that may harbor rodents or transient activity). 

 

Right-Of-Way (Includes the area of land, the right of possession of which is secured by the City for right-of-way purposes and includes the traveled portion of the public streets and alleys, as well as the border area, which includes, but is not limited to, any sidewalks, driveway approaches, planting strips, traffic circles, parkways, or medians, or that area between the sidewalk and the curb line). For the purposes of the survey, on the public right-of-way we only identified overgrown vegetation, vegetation blocking signs, tree height issues and litter and debris.

 

Residential Parking Standards ( The primary function of yards on single-family residential tax parcels is to provide access to light and air and to provide circulation, recreation, and landscaping around the single-family dwelling. Section 8.30.050 of the Tacoma Municipal Code, Parking of vehicles on residential property establishes these parking standards).

 

Dilapidated Garage (Decayed, deteriorated, or fallen into partial ruin, imploding, especially through neglect or misuse).

 

Vacant Buildings (A condition where a building is not being used at present, and there is a general appearance of abandonment).

 

Substandard Buildings (Specific conditions which determine whether a building or property are maintained in a substandard manner are listed in Table B and/or Table C, in section 2.01.060. of the Minimum Building and Structures Code. A substandard building or property may be occupied when in the opinion of the Building Official; the conditions are not an immediate threat to the safety of the occupants).

 

Derelict Buildings (Specific conditions which determine whether a building or structure is derelict are listed in Table D in Section 2.01.060 of the Minimum Building and Structures Code.  A derelict building or structure where conditions exist which make the building or structure unfit for human occupancy may not be occupied). 

 

Dangerous Buildings (Specific conditions which determine whether a building or structure is dangerous are listed in Table E in Section 2.01.060 of the Minimum Building and Structures Code. A dangerous building or structure where conditions exist which make the building or structure unfit for human occupancy may not be occupied and the building will go to a Dangerous Building Hearing to ensure that public health safety and welfare is maintained).
